What this does
Maintenance requests track repair and maintenance issues reported by tenants, from initial report through to resolution.
When to use it
Create a maintenance request when a tenant reports a problem with their property.
Step by step
- Go to Maintenance in the main menu
- Click + New Request
- Fill in:
- Property — which property has the issue
- Tenant — who reported it
- Category — Plumbing, Electrical, Structural, etc.
- Priority — Low, Medium, High, Emergency
- Description — details of the issue
- Upload any photos the tenant has provided
- Click Save
Managing requests
- Assign a contractor to the request
- Update the Status:
- Reported — just logged
- Assigned — contractor allocated
- In Progress — work underway
- Completed — issue resolved
- Record the Cost once work is done
- Close the request
Tips
- Emergency requests are highlighted for immediate attention
- Landlords can be notified automatically when requests are logged
- Maintenance costs appear on the property's financial summary
