Void Period Management

Track and minimise void periods between tenancies.

What this does

Void management tracks the periods when a rental property is empty between tenancies. This helps you measure lost revenue and prioritise re-letting.

When to use it

Void periods are calculated automatically whenever a tenancy ends and a new one hasn't started.

What you'll see

  • Current Voids — properties with no active tenancy
  • Void Days — number of days the property has been empty
  • Lost Revenue — estimated rental income lost during the void
  • Average Void Duration — across your portfolio

Step by step

  1. Go to Properties in the main menu
  2. Filter by Status: Void
  3. Review each void property and take action:
    • Schedule viewings
    • Adjust the asking rent
    • Arrange any needed repairs or refurbishment
  4. The void ends automatically when a new tenancy starts

Tips

  • Shorter voids mean more revenue — aim for less than 14 days
  • Properties with long voids may need a rent review
  • Use the void report to compare performance across your portfolio
