What this does
Void management tracks the periods when a rental property is empty between tenancies. This helps you measure lost revenue and prioritise re-letting.
When to use it
Void periods are calculated automatically whenever a tenancy ends and a new one hasn't started.
What you'll see
- Current Voids — properties with no active tenancy
- Void Days — number of days the property has been empty
- Lost Revenue — estimated rental income lost during the void
- Average Void Duration — across your portfolio
Step by step
- Go to Properties in the main menu
- Filter by Status: Void
- Review each void property and take action:
- Schedule viewings
- Adjust the asking rent
- Arrange any needed repairs or refurbishment
- The void ends automatically when a new tenancy starts
Tips
- Shorter voids mean more revenue — aim for less than 14 days
- Properties with long voids may need a rent review
- Use the void report to compare performance across your portfolio
