What this does
Tenant referencing checks a prospective tenant's credit history, employment, and previous landlord references via Goodlord.
When to use it
Run referencing after a tenant's application has been accepted and before signing the tenancy agreement.
Step by step
- Open the tenancy record
- Click Start Referencing
- The tenant receives an email invitation to complete their referencing application
- Goodlord collects:
- Credit check
- Employment verification
- Previous landlord reference
- Right to rent check
- Results appear on the tenancy record:
- Pass — tenant approved
- Conditional — approved with conditions (e.g. guarantor required)
- Fail — tenant not approved
Tips
- Referencing typically takes 2–5 working days
- You can chase outstanding references from the tenancy record
- Goodlord API credentials must be configured in Settings
- Referencing results are stored permanently for audit purposes
