Tenant Referencing

Reference tenants using the Goodlord integration.

What this does

Tenant referencing checks a prospective tenant's credit history, employment, and previous landlord references via Goodlord.

When to use it

Run referencing after a tenant's application has been accepted and before signing the tenancy agreement.

Step by step

  1. Open the tenancy record
  2. Click Start Referencing
  3. The tenant receives an email invitation to complete their referencing application
  4. Goodlord collects:
    • Credit check
    • Employment verification
    • Previous landlord reference
    • Right to rent check
  5. Results appear on the tenancy record:
    • Pass — tenant approved
    • Conditional — approved with conditions (e.g. guarantor required)
    • Fail — tenant not approved

Tips

  • Referencing typically takes 2–5 working days
  • You can chase outstanding references from the tenancy record
  • Goodlord API credentials must be configured in Settings
  • Referencing results are stored permanently for audit purposes
